You can use Plan Sandy Springs to answer common Planning & Zoning questions. Select "Zoning Check" and search for an address to find relevant information such as the Zoning District, Land Use Code, Character Area, and Developmental Standards.

A Zoning Certification is a letter confirming the existing zoning for a property, usually for legal purposes, and will state the current zoning classification and a list of prior zoning cases.  To obtain a Zoning Certification Letter, please submit a Request Letter with the following information to PZ@sandyspringsga.gov:

  • A legal description of the subject property and the parcel ID number(s)
  • Current boundary survey sealed by a professional engineer or architect if available
  • $30 check made payable to the City of Sandy Springs (we also accept cards online with a 5% service charge)

Request Letters may include multiple addresses but must provide a separate description, boundary survey, and payment for each additional address. Please allow up to 10 business days to process your application.

Approved Zoning Site Plans of Developments: Please complete a Sandy Springs Open Records Request.

Certificates of Occupancy issued prior to December 1, 2005: Please complete a Fulton County Open Records Request.

Certificates of Occupancy issued after December 1, 2005: Please complete a Sandy Springs Open Records Request.

Information Regarding Additional Sections of Code (setbacks, parking requirements, etc.): Please search for your information in the Sandy Springs Development Code.
